BECOME A BIRD DOG
What is it and why would you want to be one?

 Are you one of the hundreds of thousands of individuals who say to themselves:

 2.   In the meantime, you have been collecting the names of individuals or companies who want
        to buy well priced real estate for investment purposes.

 3.   At this point you have two choices:

            a. You can prepare a presentation on the property you located to present to a potential buyer

            b. Enter into a contract with the seller with the intent of “flipping” it before you have to 
                close on it yourself, or have a simultaneous closing with the buyer you found.
                (Again, this is explained in detail in my Bird-dogging book).

                Note: Flipping for a new investor is risky.  It is not necessary to "flip" properties. 
                    You can make money letting a buyer purchase the properties you find for him or her.

  4.  You collect a “finder’s fee” from the buyer for the legwork and paperwork you did for him or
        her, but only after he or she closes on the property you presented to them.

 That’s the basics of the program.  The terms may sound confusing right now, but they will become crystal
 clear once you get started.

 If you watch late night infomercials or have attended the “free” seminars that promote getting rich quick
 with no money down investing, you’ve probably learned a few things: 

 ►  Many of them are pure hype to sell books, seminars or boot camps ranging upwards of $1,000

 2. You are in the right market to do it

 3. You know which properties make financial sense and which ones will probably fail and why
     they MUST be avoided.

 4.  Don't expect your investor to buy every property you may find. You may locate five properties that
     you feel are right for an investor and get turned down on all of them.  It's part of the game...part of
     the learning experience, which could be more valuable than your fee for making a sale.  This is the
     reason we emphasize the importance of learning how to analyze properties before you offer them
     to an investor.  The more knowledgeable you are, the better your chances of making sales.

 5.  You must have the willingness to learn how to do it and the mental attitude to stick to it.  That may
     sound odd, but making money, even as a bird-dog, takes work.  Not a lot, but enough to make
